Lupaccia

Situated on a hill and protected and shaded by the hills behind, Lupaccia looks triumphantly over the valley, like a stage with its theatre, over cultivated fields, small volcanic lakes and hills in the distance. The view is absolutely idyllic and the spectacle of the hundreds of varieties of roses in the garden should be framed. Two hectares of private land surround Lupaccia. The swimming pool is a few metres from the house and is hidden by evergreen plants, the bushes which separate the two areas make the garden more secure for small children. A pool house with changing room, wc, external shower, fridge and a pergola with wooden sun loungers make the pool area very convenient and comfortable.

The farmhouse has characteristics which satisfy the needs of most guests: easily accessible from the motorway (just 15 minutes), air conditioning in all the bedrooms, spacious bedrooms, well fitted bathrooms and outdoor areas organised for every need.

It is also a farmhouse recommended for a group of friends composed of couples: every room is similar and the double beds can be changed into twins, no couple feels more privileged than another. The garden surrounding the villa has been divided into various zones, the covered terrace from the kitchen situated next to a stone barbeque and wood oven for cooking pizzas, a portico furnished with wooden sofas from the sitting room, a romantic pergola, surrounded by roses, with armchairs from another sitting room. Beyond the house, a broad green lawn is studded with chestnut trees and bordered by a dense bank of perennials and shrubs; peonies, lavender, rosemary, lamb’s ears, and, of course, roses.

Rome is just over an hour away and you can reach either Todi or Orvieto in half an hour. Perugia is just 1 hour away, another half hour to Assisi. Alternatively, you can explore Viterbo and Bagnoreggio or the southern beaches of Tuscany, the area around Radicofani and the pretty spa town of San Casciano dei Bagni.

The Italian government has implemented a Visitor’s Tax of €1.50 per person per day and applies to all overnight stays for the first seven days in the destination. This tax is payable to the local property manager.
